IF YOU ARE SELLING YOUR PROPERTY:
If you are selling your property, we will:
Ensure that the transaction progresses to settlement without hassle, review all legal documentation and calculate financial adjustments (i.e. rates, water and body corporate levies etc.). Co-ordinate banks, solicitors and agents to ensure settlement occurs on time. Ensure the effective release of mortgage/s with your lender/s. Attend settlement on your behalf and forward proceeds by way of bank cheque or direct deposit to your nominated account. Advise the rating authorities that you are no longer the owner of the property. Commit to keeping you informed on how the conveyance is progressing.
ARE YOU PLANNING A SALE AND PURCHASE AT THE SAME TIME?
Many people in the property market sell one property to finance the purchase of another, this can become quite complicated and stressful however SDS Conveyancing Services handle simultaneous sale and purchases all the time. If you are selling a property and buying another at the same time, we can co-ordinate both contracts to ensure a smooth transition to your new property.
DO YOU NEED A TRANSFER BETWEEN PARTNERS AND SPOUSES?
Quite often in life it is necessary to have your partner transferred onto your property title, or in many circumstances an ex partner needs to be removed either through separation or divorce, family court orders or deceased estates. If you need your partner on your title or ex-partner off your title, we can organise this for you within very little time and stress to you.
TRANSFER OF LAND:
We also organise title transfers where we will prepare all the paperwork and deal with your bank (if you have one) in lodging the title. We will advise you of all fees that are involved in doing this such as stamp duty, transfer and land title lodgement etc.
SDS Conveyancing Services is registered with PEXA for online settlements. As of October 1st 2018 it is mandatory that Victoria’s property transactions be conducted online using electronic conveyancing. Up till this date many of our settlements have been done the old fashioned way, with paper, people and cheques but moving into the future we will be using the online system for all our settlement transactions. What this means for property buyers and sellers is that your settlement will go through much quicker, and your Transfer of Land will be registered simultaneously with the completion of the online settlement. Rates will be distributed to the appropriate council and water authorities and vendors will receive their money via EFT. PEXA now has implemented Multi Factor Authentication to its user registration system which insures its security and is continuing to add more features as we move on into the future with 100% digital e conveyancing.
HOW DOES ONLINE SETTLEMENTS WORK?
The Vendors representative will create a work space online and invite the various parties involved to join and populate all the information that is required to complete a settlement. All details are carefully reviewed and checked and once finance is approved a date and time will be booked for your settlement to take place. Once settlement goes through the money will be distributed via EFT into the vendors accounts, stamp duty is paid electronically and the title will be seamlessly registered to the new owners names. SDS Conveyancing have been using this new system for many months and we were among the first conveyancers in Victoria to register and begin using it for our property settlements.
The way we have done settlements up until now is with people, paper and cheques. Your conveyancing representative or solicitor will prepare all the paperwork, contracts are generated and signed, bank finance is sorted out and your settlement is booked to take place at a venue somewhere either in the CBD or a solicitors office, perhaps one of the many big settlement agencies around the city such as Globalx, or SAI Global. The settlement clerks all meet up and exchange the appropriate documentation and everything is carefully looked over and approved. Once all parties in attendance are satisfied, settlement is completed and phone calls are made, keys are picked up and moneys are banked. The post settlement process is then undertaken to pay government stamp duty and register transfers of names into the certificate of titles.

The main benefits of the new system is that it drastically reduces the time taken to get the title registered and funds into accounts. Usually with the old way, dealing with paperwork takes time, stamp duty and title registration can take up to 2 weeks to be completed, now with e conveyancing the whole process from start to finish can be done within the space of 20 mins.
PEXA has now introduced an alert system that can track and update you on the progress of your settlement called SettleMe.
